BOOKING

Please e-mail first to check that the period required is available. You will be sent a booking form, which should be completed and returned by mail together with your deposit of £200 (GBP) / $300 (USD). If booking is less than 10 (ten) weeks before departure then full payment must be sent with the booking form. Any balance is due 10 (ten) weeks prior to departure. No reminder will be sent when the balance is due. Your reservation will be confirmed upon receipt of the signed booking form and deposit. The signing of the booking form confirms acceptance of the TERMS AND CONDITIONS by all persons occupying the property.

LIABILITY

No claim can be made on the owners or managing agents for accident, loss or injury (however caused). We strongly advise an all inclusive holiday insurance cover.

RENTAL CHARGES

The price per week is for the villa, not per person. The maximum occupancy of our Florida home is 10 adults + one baby/toddler. Sorry no pets and no smoking are allowed. Smoking is permitted on the patio areas, please use the ashtrays provided. The charge includes electricity, water, air conditioning, refuse collections, Satellite TV service , local telephone calls and the use of linen and towels. Also available on request at no extra charge is a baby cot/crib and highchair. BBQs can be hired from the management company with payment made locally . The rental charge also includes all Florida taxes. A thorough cleaning of the property will be carried out before and after occupancy.

OCCUPANCY

Only the persons shown on the booking form may occupy the house.  The renter understands, in this agreement, that the maximum capacity of the property being rented, is 10 adults and one toddler. (Florida Licence Number DWE5907370)  This includes the renting party and friends / visitors that they may invite to visit.  In the event that the maximum capacity is exceeded by renters, the owners and their agents will not be responsible for relocation, reimbursement or any form of compensation, as they have clearly broken the terms of this agreement. 

POOL HEAT

Electric pool heating is available if required and is recommended between October and April. There is a charge of £90 / $140 per week for pool heat. The pool heater maintains the water at 84 degrees.  During December, January and February temperatures in Florida can dip to below 50 degrees. If this happens, pool heaters cannot maintain an 84 degree water temperature because of the loss of heat to the air. Visitors usually find that the pool is still fine for daytime swimming but may be a bit chilly at night. Please cover the pool at night with the cover provided, this will help to retain the pool temperature during the winter months.

AIR-CONDITIONING UNIT

Please do not leave doors and windows open, this will damage the air conditioning unit which is set at 76 degrees.  Open doors and windows will cause the A/C unit to FREEZE UP and the cost to correct this will be your responsibility, which will impact on your security deposit.

CHECK IN / CHECK OUT

Check in time is 4pm on the day of arrival. Check out time is 10am on the morning of departure.

KEY PICK UP

Key pick up is from the lock-box at the villa.  Complete directions and codes will be supplied once the final rental payment has been received. Keys to be replaced in the lock-box on departure. To ensure your comfort, security and peace of mind, our home is registered with the State Authorities and is in full compliance with all relevant legislation. There is a monitored intruder alarm system, which automatically reports to the police, a full smoke and fire detection system and certificated fire extinguishers.

 

SECURITY DEPOSIT

Guests are responsible for loss, damage or breakage to the property or its contents during their stay. Therefore a refundable security deposit of £200 (GBP) / $300 (USD) will be required which will be held against such an occurrence. This should be paid along with the final balance. The security deposit will be returned, less any charges incurred, as soon as our management company provides us with their occupancy checkout report after your stay and we receive confirmation from the telephone company confirming that there are no chargeable calls.

AGE LIMIT

Florida law requires that anyone under the age of 18 years must be accompanied by an adult. Particular care must be taken to ensure that guests and children do not use the pools or children's play area unsupervised.

CANCELLATION

In the event of unforseen circumstances, cancellation must be notified in writing by the party leader whose name appears on the booking form. Cancellation will incur the following charges

10 weeks or more prior to departure - Deposit

4 to 10 weeks prior to departure - 50% of total rental charge

Less than 4 weeks prior to departure -Total Rental Charge

If the balance of payment is not received by 10 (ten) weeks prior to departure, the owners reserve the right to cancel the booking. It is possible to take out holiday cancellation insurance. The owners and their agents reserve the right of entry at anytime.
